Sales Guide

Local knowledge and reputation

Thinking of selling your home? Well you’ve come to the right place. SB Property believe that selling your home, whether it be to upsize/downsize, move to a new area or you just fancy a change we can help you take the stress away. Our prime goal is to sell your home for the best possible price and in the least amount of time. With the market ever changing, our local knowledge and reputation help you to have a seamless transaction from start to finish.

Before Marketing

To begin the selling process, we would instruct a Home Report via a local, reputable surveyor. Following your home report being carried out, we will produce a schedule including high quality imagery, floorplan, room sizes, a description of your property and the asking price; which we will discuss based on the home report valuation.

After the sales particulars are approved by you we will list your property on our website and all of the major portals, rightmove, zoopla and onthemarket.com

Enquiries & Viewings

When we receive enquiries from potential purchasers we ask them relevant questions in order to understand their buying position and availability for viewings before contacting you to organize a suitable time for both parties. After the viewing appointment we will make every effort to get some feedback on their thoughts and potential interest. We operate a 3-call rule whereby we will leave 3 consecutive messages (normally 3 days in a row). Fortunately, most viewers give feedback quickly but on occasion calls are not returned. Please bear this in mind when you are viewing properties with ourselves or other agents as feedback is vital to house selling and all clients appreciate some comments whether good or bad news.
